                                        Layering Design Elements


When it comes to selling or living in a home, there’s something about layering textures, colors, shapes, that just intices your senses. Like when you walk into a showroom and the bed seems like it has a 100 pillows on it. You can’t help but jump on it. I don’t know why the sales people look surprised when they see you acting like you don’t have any sense. I mean thats why they did it, to make you want it :). This is what I’m calling the LAYERING EFFECT. Now layering is not about over doing it. It’s about playing with design and about bring things together that under normal circumstances wouldn’t be together.  As you see in the photos two different styles. Ones a higher end more luxurious style. The other is casusal trendy lounge style. In my opinion they both are beautifully executed. The black and white room had the layering with the color, textures and patterns. The comfortable room has the layering with color and shapes. If you ever need help when it come to design find a photo of a room that closely follows your personal asthetics and look at how they bring colors and patterns to the space and just repeat within your budget. You’ll see how fast your inner designer will start to kick in. HAPPY DESIGNING!

What’s the difference between these living rooms when thinking about SELLING?


EVERYTHING!

Now, it’s not about style each of these photos looks attractive in its own right. Every New Yorker could look at these photos and tell you where they think they would find a living room that looks like that… then comes a prospective price point in which they would expect to be paying for this look or style of living space.

I’m taking it upon myself to really show you the different facets of what a Property Consultant or “Stager” is really about. When we enter your home we want to comfort and help you through this difficult transition, but please understand when we make our design decisions it is no longer about you the seller. From the moment we walk in our focus is the BUYER, we call this the Buyers Perspective! What is the buyer going to see as being a problem? Is the listing price reflective of what I’m seeing at a property? What are the comps going for in comparison to this? Does this suit my lifestyle or the lifestyle that I want to have? BINGO!!! The lifestyle. Everyone knows what sells is the sizzle, NOT the steak. The sizzle in reference to real estate is the lifestyle. When we make a purchase it’s emotional. Here’s a personal example: I have no business looking at the IPAD 3 when I just got the IPAD 2 for Christmas. It doesn’t make any sense but I want it! :) I guess the next logical question would be, why do I want it?   When selling you have to look at the WHY’S, because that’s what you want to target for the moment they walk in the door. Why do they want to live here? Are they single ready to mingle purchasing in a trendy, up and coming neighborhood ? Do they have a family w/ pets and this has a park across the street, and great schools in the area?  WHY, as a Property Consultant that’s what we do among many things is target your buyer cause we don’t need 5-10 buyers ( this would be the dream) we just need one that feels they just walked into there dream.

P.S. On this blog I wanted to focus on great accessories or accent pieces, but as a Property Consultant I really felt I wanted to give people more insight and go a lil’ deeper. Most importantly I just had to get it OUT HEHEHE! :) You can expect more trendy design topics in the future. Hope you enjoyed

Creating a Buzz in Real Estate. 
This was an outdoor space for a Harlem townhouse. By doing something unexpected you undoubtedly create a buzz or “WOW” factor. Yes a regular coffee table would have been fine, but also expected. By creating a butterfly terrarium with large pots, I’ve created interest. This will take the focus off this outdoor space being on the smaller side and turn it into a opportunity for the prospective buyer to be creative. It would get a potential buyer to wonder, “what creative things could I do with the space to make it my own.” As a property consultant one of my jobs are to set the dream lifestyle or lack of a better word stage a property. To inspire a potential buyer to purchase a property. As they say “any publicity is good publicity”. I posted once before about having a “Show Stopper”. No this coffee table won’t get this property sold but it will get it remembered!

Finding Art In Unexpected Places….
This is a picture of my floral arrangement that I did for my staging this week. I edited the photo on my iPhone and VIOLÀ! Art! If I blow this up to 24x36 and put it on a canvas this would make a huge statement in a bedroom or in the foyer. People must realize that the beauty that is called Art is everywhere. It will always be valued and perceived differently by each viewer. Remember there’s a reason why this is a famous saying, because it’s true… “Beauty is (truly) in the eye of the beholder”. Don’t be afraid to break out of the box for your Art!

                            How Do You Get Remembered? Show Stopper’s 
When buyers shop for homes, how many do you think they see throughout the whole process? 12-20 usually more, when preparing your home having “Show Stopper” accessories that create conversation, or make people take notice is a great way to be remembered.  No the stool will not sell the property but from the moment that potential buyer leaves they will be referring to your home as “You know, the one with the great stools”. Just being remembered in the sea of properties is a winning strategy!
